File Management
$300 per fileThe core service. A licensed REALTOR and transaction manager carries your file from executed contract through broker compliance approval.
- Executed contract analyzed for accuracy and for required addenda and notices, with discrepancies raised and the additional addendums, riders and signatures obtained.
- Contract added to your private calendar portal with every critical date and deadline.
- Clients sent a welcome notice with their specific key dates, and documents sent to lender and title.
- Your online file cleaned up, organized and continuously worked: DocuSign Rooms, Dotloop, SkySlope, Command, Zipforms and others.
- Executed contract, MREC and broker forms, title commitments, surveys, resale certificates, HOA information, inspection reports, repair invoices, release of earnest money and termination forms all filed.
- Amendments drafted for price changes and extensions, and routed through lender and title as needed.
- Complete file submitted for broker compliance approval, and worked until approval is obtained.
Listing Service

How much does it cost?
File Management is a flat $300 per file. Listing Service is $75 per listing. There is no hidden fee and no monthly retainer. For comparison, national transaction coordination firms commonly charge $450 to $600 per file.
When do I pay?
Invoicing is per file. Talk to me about timing that works for your brokerage, since some agents prefer to settle at closing and some prefer to pay on submission.
What systems do you work in?
Yours. DocuSign Rooms, Dotloop, SkySlope, Command and Zipforms are all routine. You do not change how you work.
How many files can you take?
Currently 30 to 35 files a month across a roster of 15 or more agents. Capacity is real and it is finite, which is the honest reason to ask early in a busy season rather than the week your contract lands.
