Real Estate Transaction Coordinator Services in St. Louis

St. Louis metro · Missouri and Southern Illinois

Real estate transaction coordinator services in St. Louis.

A licensed Missouri REALTOR handling contract to close for agents across the St. Louis metro, all of Missouri and Southern Illinois. Around 30 to 35 files a month, for a roster of 15 or more agents.

Why local matters for a coordinator

A national coordination firm can track a deadline. What it cannot do is know which MREC and broker forms a Missouri file needs before compliance asks for them, or which St. Louis title companies want what, and in which format.

That local knowledge is the difference between a file that clears compliance first time and a file that comes back twice while your commission waits.

Missouri and Southern Illinois

The work is remote, so the practical coverage is the whole of Missouri and Southern Illinois rather than a radius around O’Fallon. Agents on the current roster close on both sides of the river.

Who this suits

Agents closing between two and ten files a month who have hit the point where the admin is capping their production. If you are turning down showings to do paperwork, that is the signal.

Contract to close

What happens the moment you hand off a file.

Six steps, in the same order, on every single file. Predictable is the entire point.

STEP 01

Contract review

Your executed contract is read line by line for accuracy and for the addenda and notices it requires. Anything missing comes back to you with the exact signatures needed.

STEP 02

Dates on the calendar

Every critical date and deadline goes into your private calendar portal. The inspection period, the financing dates and the closing stop being something you carry in your head.

STEP 03

Welcome and introductions

Your clients get a welcome notice with their key dates in plain language, and the lender and title company get what they need to open.

STEP 04

The file, kept clean

Your online file is organized and worked continuously, in whatever system you already use: DocuSign Rooms, Dotloop, SkySlope, Command or Zipforms.

STEP 05

Amendments and routing

Price changes, extensions and other amendments are drafted and routed through lender and title, rather than waiting on you to chase them.

STEP 06

Compliance, and getting paid

The complete file goes in for broker compliance approval, and it keeps going back until it clears. That is the step that gets you paid.

St. Louis transaction coordination

Straight answers.

What does a transaction coordinator actually do?

A transaction coordinator manages the administrative side of a real estate transaction from executed contract to closing. That means reviewing the contract for required forms, tracking every deadline, sending documents to lender and title, keeping your file organized in your brokerage system, drafting amendments, and getting the file through broker compliance. You keep the client relationship and the negotiating. I take the paperwork and the calendar.

Are you licensed?

Yes. Elizabeth Jefferson is a licensed Missouri REALTOR and transaction manager. That matters more than it sounds. A licensed coordinator can read a contract properly, knows which MREC and broker forms your file needs, and understands what compliance is going to ask for before it asks.

What areas do you cover?

The St. Louis metro is the main service area, and coverage extends to all of Missouri and Southern Illinois. The work is remote, so location within those states is not a constraint.

What systems do you work in?

Yours. DocuSign Rooms, Dotloop, SkySlope, Command and Zipforms are all routine. You do not change how you work.
